The Karman Line housing development is poised to reshape the northeastern outskirts of Colorado Springs. Spanning nearly 2,000 acres, sprawling plains will soon transform into a growing hub of homes, businesses, and infrastructure. The city officially annexed the project on January 28, 2025, after years of pushback from local farmers and council members. Nevertheless, the 7-2 vote clears the way for extensive residential and commercial development west of Shriever Space Force Base.
While citizens express concerns about water, emergency services, wildlife, and uncontrolled growth, developers are optimistic about its success. Norris Ranch Joint Ventures and La Plata Communities cite strategic planning and favorable market conditions. Moreover, large-scale excavation and infrastructure work is essential to prepare the agricultural land for new roads, utilities, and foundations. The initiative is expected to bolster the local economy, create jobs in construction and earthwork, and provide much-needed housing options in the eastern region.
Overlook at Homestead
- Acreage: 350 acres
- Number of Homes: 62 homes
- Housing Type: Each lot will be five acres, designated for custom-built single-family homes.
Situated near Peyton, the Overlook at Homestead housing development has received approval from the El Paso County Planning Commission. Led by Proterra Properties, the project plans to introduce 62 custom-built homes on 350 acres of formerly agricultural land. Each lot will span five acres, with homes priced at an average of $1.4 million. Developers expect the project to complete sometime between 2027 and 2032.
Neighbors, including Joan Bennet, have voiced concerns over water usage and wildlife. “Turning 350 acres into five-acre parcels means 70 new wells, foundations, and septic systems, all of which disrupt the topsoil and grazing area,” she remarked. To ensure sustainable water usage, each homeowner will be responsible for the excavation and construction of individual wells and septic systems. Additionally, a letter of intent for the project specifies that the wells will draw sustainably from the Dawson Aquifer. The metropolitan district also plans to monitor water consumption.
Monument Ridge East Development
- Acreage: Approximately 60 acres
- Number of Homes: 340 Family Residential Units
- Housing Type: Single Family and Single Family Attached
In a unanimous decision, El Paso County commissioners approved the rezoning of approximately 60 acres east of Interstate 25, which is near the proposed site for a Buc-ee’s convenience store. As part of this plan, the Monument Ridge East Development aims to expand residential housing in the area. The developer, Vertex Consulting Services, submitted a preliminary plan to convert land from various commercial and residential zones into single-family detached and attached dwellings, including duplexes. However, previous attempts to annex the property into Monument were unsuccessful due to concerns over proposed high-density housing.
Monument Mayor Mitch LaKind, along with local residents, has raised concerns about the potential impact on the community. He noted that, while the development will fall outside Monument’s city limits, it would place added pressure on the Tri-Lakes community’s law enforcement and other resources. Others see the project as an opportunity for growth, with the community strongly pushing for affordable housing to ensure long-time residents aren’t priced out.
